Second reading and public hearing of proposed ordinance granting variances to allow: (i) 6 parking spaces where 11 spaces are required, (ii) 1 parking space to back out onto a right-of-way where backing out is not permitted, (iii) 0% pervious area where 10% pervious area is required, and (iv) 0 feet landscape buffer between off-street parking and West 8th Avenue, where a minimum 7 feet landscape buffer is required; contra to Hialeah Code of Ordinances § 98-2189, § 98-2190, and the Hialeah Landscape Manual, updated July 2025, Sections "D" and "E"; and granting a partial waiver of minimum landscape requirements through landscape mitigation pursuant to § 98-2235, for the property located at 2440 West 8th Avenue, Hialeah, zoned M-1 (I ndustrial District); repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for a severability clause; and providing for an effective date. On March 24, 2026, the City Council approved the item on first reading. Second reading and public hearing is scheduled for April 14, 2026, at 5:30 p.m. On March 11, 2026, the Planning and Zoning Board recommended the approval of the item.
