On December 10, 2025, the Planning and Zoning Board recommended the approval subject to conditions. Conditions: 1. The applicant enters into a Declaration of Restriction to develop the site according to plans signed and sealed by Manny Reus (Architect), dated September 8, 2025. 2. The applicant submits a one-time landscape mitigation payment, the amount of which will be calculated during the Site Plan and Concurrency review process. 3. The applicant submits a one-time parking mitigation payment of $25,420.00 at the time of the Site Plan and concurrency process. 4. The applicant provides a Unity of Title and records it with the Miami-Dade County Clerk of the Court prior to final approval of the Site Plan and concurrency process.
