First reading of proposed ordinance granting a variance to allow an existing accessory building with a floor area of 832 square feet where the maximum floor area allowed is 500 square feet pursuant to Hialeh Code of Ordinances § 98-1666, for the property located at 7200 West 11th Court, Hialeah, Florida 33014, Hialeah, zoned R-3 (Multiple-Family); repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for a severability clause; and providing for an effective date. On March 11, 2026, the Planning and Zoning Board recommended approval of this item subject to conditions. Conditions: 1. The applicant shall reactivate Building Permit No. MULTI-002917-2023 with the Building Division in order to proceed with the legalization of the accessory building. 2. The applicant shall proffer and record a Declaration of Restrictions, stating that the accessory building shall remain incidental to the principal multifamily use of the property and shall be used solely for storage by the residents of the property, and shall not be used as a dwelling unit or for any other habitable purpose. 3. The canvas-roofed structure located to the east of the accessory building, along with any discarded or broken household appliances stored underneath, shall be removed from the property.
