Second reading and public hearing of proposed ordinance rezoning property from R-1 (One- Family District) and R-2 (One-and Two-Family Residential District) to C-2 (Liberal Retail Commercial District), for the properties identified by Folio No. 04-2035-001-0550 and a portion of approximately 160.13 feet by 295.07 feet (1.08 acres) of the property located at 1550 West 60 Street, Hialeah, zoned R-2 (One-and Two-Family Residential District) and R-1 (One-Family District) and legally described in Exhibit "A" ; repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for a severability clause; and providing for an effective date. On February 24, 2026, the City Council approved the item on first reading. Second reading and public hearing is scheduled for March 10, 2026. On January 27, 2026, the item was postponed until the City Council Meeting of February 24, 2026. On January 14, 2026, the Planning and Zoning Board recommended the approval of this item subject to conditions. Conditions: 1. The applicant proffers a Declaration of Restrictions limiting the use of the properties to be used only as a commercial parking lot for recreational vehicles and boats, and access and activities onsite shall be prohibited between 11:00 p.m. to 5:00 a.m., seven (7) days a week; commercial trucks are prohibited; and activities such as mechanical repairs, maintenance operations, and/or cleaning of the recreational vehicles and boats are prohibited. 2. The east and west property lines that are adjacent to the single-family homes shall have a 6-foot masonry wall with lush landscaping prior to the initial operations of the commercial parking lot. 3. No sewer or water connections are to be established to service any of the recreational vehicles and/or boats while parked in the surface parking lot. 4. The applicant shall provide a pedestrian-friendly path to future connections into a linear park. 5. The site receives a monthly code
