First reading of proposed ordinance granting a Conditional Use Permit (CUP) pursuant to Hialeah Code of Ordinances § 98-181 to allow the operation of a vocational and technical school for the property located at 3412 West 84th Street, Unit 100, Hialeah, Florida, zoned C-2 , legally described herein; repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for a severability clause; and providing for an effective date. On April 29, 2026, the Planning and Zoning Board recommended approval of the item subject to conditions. Conditions: 1. The applicant shall record a Declaration of Restrictive Covenants limiting the use of the property to a vocational real estate school within Unit 100 only, with a maximum capacity of 20 students per session, and no expansion of use without prior review and approval by the City. 2. The hours of operation shall be limited to Monday through Friday from 9:00 a.m. to 5:00 p.m. Any expansion of hours shall require review and approval by the City. 3. The applicant shall obtain all required building permits and change of use within a maximum of six months. Planner's recommendation: Approval with conditions.
