First reading of proposed ordinance granting a variance permit to allow the construction of a single-family home on a substandard lot having a total area of approximately 5,820 square feet, where 7,500 square feet is the minimum required; and allow a lot of width of 60 feet, where 75 feet is the minimum required; all in contrast to Hialeah Code of Ordinances §98-499. Property located at 425 East 52 Street, Hialeah, zoned R-1 (One-Family District) and legally described in Exhibit "A"; repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for a severability clause; and providing for an effective date. On January 28, 2026, the Planning and Zoning Board recommended the approval subject to conditions: Conditions: 1. The applicant will enter into a Declaration of Restriction to develop the site in accordance with the plans prepared by Emiliano Orozco, P.E., signed on December 17, 2025; 2. The applicant shall submit two sets of architectural plans to the Planning and Zoning Division to initiate site plan and concurrency review, subject to hearing approval; 3. The applicant shall obtain approval from the Streets Department for the proposed driveway approaches fronting East 52nd Street. Planner's Recommendation: Approval with conditions.
