O R D I N A N C E : Second reading and public hearing of proposed ordinance rezoning property from C-1 (Restricted Retail Commercial District) to R-2 (One-and Two-Family Residential District); granting Variances to allow: (i) a lot width of 50 feet, where 75 feet are required, (ii) a lot area of 6,550 square feet, where 7,500 square feet are required, and (iii) a lot coverage of 32.5 percent, where the maximum lot coverage is 30 percent, subject to conditions; all in contrast to Hialeah Code of Ordinances §98-544 and §98- 2056(b)(2); property located at 2334 West 4th Court, Hialeah, Florida, zoned C-1 (Restricted Retail Commercial District) and legally described herein; repealing all ordinances or parts of ordinances in conflict herewith; providing penalties for violation hereof; providing for severability; and providing for an effective date. On March 10, 2026, the City Council approved the item on first reading. Second reading and public hearing is scheduled for March 24, 2026 at 5:30 p.m. On February 25, 2026, the Planning and Zoning Board recommended the approval of the item subject to conditions: Conditions: 1. Develop the site according to plans digitally signed by Ariel Valdes, AR, dated February 6, 2026. 2. Submit two sets of architectural plans to the Planning and Zoning Division to initiate a Site Plan and Concurrency Review, subject to hearing approval. 3. The site plan must be revised to show two (2) feet of drainage separation on the north and south sides of the driveway as required by the City of Hialeah Code of Ordinances. 4. Right-of-way improvements must be shown on the Site Plan during the Site Plan and Concurrency Review process. 5.
