Discussion Only 09/27/2022 ■ Stephen Olmsted, Planning Director Pinecrest Parkway Citizens Committee A quorum was not present. MMHCP Colab presented the primary themes of the Pinecrest Parkway (US 1) Vision Plan update and discussion ensued. Primary themes discussed included 1. Capitalize on market opportunity with a mixture of uses; 2. Develop a clear framework for development; 3. Demand great architecture; 4. Enhance the public realm; 5. Ensure transitions; 6. Define the character of the corridor; and 7. Enhance connectivity. The Committee agreed the Plan Update should incentivize good development. Separation of uses has not been been entirely successful. A maximum of 6 stories should be allowed; 4 stories with an additional 2 provided the development includes outstanding amenities. The Committee cited Mizner Park as a quality example of development that Pinecrest would support. Committee members agrees that the sidewalk adjacent to Pinecrest Parkway should be improved and made wider. The Committee encouraged the establishment of a "Village Center" Some members prefer SW 136 Street, Mr. Mateu thinks Suniland would be an ideal location for a Village Center. Colonnades in project design and quality restaurants should be encouraged.
